Pan-African organization having run out of space at current
location, seeking to relocate into a befitting and fit-for-purpose
corporate headquarters. The CBD located gently sloping 0.5Ha
site is situated along an established commercial corridor
provides the opportunity for a brand reflective and well
serviced intervention that addresses their current and
projected operational needs.
Spread across a G+10 floors in the main office block of
16,800sqm GFA, and a G+4 parking block of 13,800sqm
GFA, the scheme features across its total build area 51%
commercial office occupancy/use, 38% parking (serving
about 200 cars), and 11% common services and vertical
circulation; this put the primary occupancy efficiency at
circa 75%.
Other functions include sky gardens, a health & fitness
gym, a creche facility, and social roofs. A distinguishing
feature was the African skins around the blocks which
instantly set the building out within context and create a
conditioning envelope for the building.
