Located along a prime city center corridor, the 1.43Ha site holds an abandoned and incomplete commercial development that has been so for years. The freeholder via a PPP framed initiative seeks to (re)develop this well-serviced brownfield site for high-density high quality residential purposes.
The resultant scheme in this first installment is a mixed-use proposal with about 85% serving a residential mix of 90nos 3-bed apartments (circa 155sqm GFA), 48nos 2-bed apartments (circa 103sqm GFA), and 28nos 1-bed apartments (circa 62sqm GFA); and 15% commercial office space for landlord occupancy.
Totaling about 45,300sqm GFA of built space, this proposal spread across G+12 floors, with two levels of partial basement due to the site terrain, and also provided for a combined excess of 335 cars.
The core strengths of its sustainability proposals centered on the use of a brownfield site and the densification of a location well serviced mid-city location with urban infrastructure.
